• Create a draft of list information and obtain seller’s advice and approval, with detail information about the property, location, and description • Enter the complete listing in the MRIS. Listing will include description of the property, remarks & highlights of the property, tax information, showing instructions, directions, contact information as well as other pertinent information that must be disclosed to the public • Upload photos of exterior and interior of property • Provide seller with a copy of the MRIS printout • Install lockbox on the door • Add property to company’s active listings list • Make your home listing stand out by creating the “Individual Single Property Website” for each property listing (property usually shows up on first page of Google.com within 2 weeks of launching of the community name where the property is located. • Enter listing information into the following websites: Realtor.com, Craigslist.org, RE/MAX.com, Homesdatabase.com, MLS System, GeorgetownDCforsale.com, Point2Homes.com, Google search Engines, Yahoo! Classifieds, Oodle.com, Trulia, com, etc… ...
Marketing the listing
• Plan a “Broker Open” for area agents on Tuesday, prior to putting the home on the market • Design the “Broker Open” flyer/mailer, send out the mailer to 600-800 agents, and contact area RE/MAX offices to generate interest from agents • Provide food and agent survey for “Broker Open” • Discuss feedback with seller, after “Broker Open”, and make adjustment • Contact listing agents and selling agents of the comparable listings to alert them about the upcoming listing • Call all Realtors to inform them of the new listing • Mail out “Just listed” cards to surrounding area to bring in visitors to Open House and generate leads • Prepare home brochures for prospective buyers and place them inside the home • Place advertising in the Washington Post for Open House first week property goes on the market • Reprint/replenish Home Brochures when needed • Make calls to neighbors using the “do not call listing” so to avoid unwanted calls • Follow up with Open House guests • Feedback emails/faxes/calls to Realtors who bring in buyers to preview your home • Check on lockbox reading periodically to follow up on their visit to home ...

Pre-Listing Activities • Make appointment with seller for listing presentation and drop by visit • Stop by at the subject property, deliver prelisting package, and get to know seller and the property • Research all comparable currently listed properties • Visit all active properties in the neighborhood and potential competition • Research sales activity for past 6 months from MRIS and public records database (at least 4 areas of activity: neighborhood, city, zip code and county) • Research “Average Days on the Market” for the subject property of its type, price range and location • Prepare “Comparable Market Analysis” (CMA) or “Price Right Market Analysis” to establish a fair market value price range • Obtain a copy of the subdivision plat/complex layout, if available • Research the property’s ownership and deed type • Research the property’s public record information • Research and verify legal description • Research property’s land use coding and deed restrictions • Research property’s current use and zoning • Verify legal names of owner(s) in county’s public property records • Prepare listing presentation package with above materials • Perform exterior “Curb Appeal Assessment” of subject property • Compile and assemble formal file on property • Confirm current public schools and explain impact of schools on market value • Identify seller’s motivation and reasons for selling the property • Obtain a list of recent home improvements which would add value to the property ...
